The idea of designing your own home is appealing, deeply personal, potentially cost-saving, and an expression of genuine creative investment in one of life's most significant projects. But what does it actually mean to 'design your own house' in Australia, and what are the practical and regulatory realities?

What 'Designing Your Own Home' Actually Means

In practice, there's a spectrum. At one end, an owner might engage a draftsperson (rather than a registered architect) to draw up a design they've developed themselves, perhaps through sketch plans, Pinterest boards, and detailed conversations. At the other end, an owner-builder takes full legal responsibility for the design and construction process, acting as their own project manager and primary contractor.

Most people who want to be closely involved in their home's design end up somewhere in the middle, working with an architect or designer who translates their vision into compliant, buildable drawings, while remaining deeply involved in every design decision.

Regulatory Requirements in Victoria

In Victoria, anyone designing a home for the purposes of obtaining a building permit must produce drawings and specifications that comply with the National Construction Code (NCC) and relevant Australian Standards. For a single residential dwelling, a registered architect or draftsperson with appropriate accreditation typically prepares these documents.

You can contribute significantly to the design brief, spatial requirements, desired aesthetic, room adjacencies, preferred materials, but the technical documentation required to obtain a building permit must be produced and certified by a registered professional.

Owner-Builder Permits

If you want to go further and manage your own construction, Victoria offers an Owner-Builder Permit for residential projects valued under $16,000 in labour costs. For larger projects, the Victorian Building Authority (VBA) requires completion of an approved owner-builder course and imposes limitations on your ability to sell the property within six years without providing a building inspection report and domestic building insurance.

Owner-building is not for the faint-hearted. The administrative, contractual, and technical complexity of managing a custom home build is significant, and the personal liability exposure is considerable.

Working Effectively with an Architect or Designer

The most satisfying design outcomes, and the ones where owner intent is most fully realised, come from genuine collaboration between the owner and their design professional. This requires clear communication from the start.

Prepare a thorough design brief before your first meeting. Document how you live, what you love about your current home and what frustrates you, how you entertain, where the sun rises and sets on your block, what aesthetic directions resonate with you, and what your absolute non-negotiables are. The more specific and honest your brief, the more accurately your architect can translate your vision into built form.

Expect to be challenged. A good architect will push back on ideas that don't work architecturally or won't deliver what you expect. That challenge is part of the value, the goal is not to tell you yes, but to help you build something genuinely excellent.
