When planning to build your dream home, one of the most misunderstood (yet crucial) parts of the budget is site costs. These are the expenses related to preparing your block of land for construction.

Let’s break it down so you know exactly what to expect and how to stay in control.

What are site costs?

Site costs cover all the work needed to prepare your land for building. 

This can include:

  • Soil testing and engineering reports
  • Earthworks (levelling the land or excavation)
  • Rock removal (if large rock beds are found underground)
  • Retaining walls (for sloped or uneven land)
  • Temporary fencing, power, water supply
  • Drainage and stormwater management
  • Additional structural requirements for difficult soil types

 

What affects your site costs?

  • Soil Type (Classifications like M, H1, H2, or P)
    Reactive or clay-heavy soil requires deeper foundations and stronger slabs.
  • Land Slope
    A sloped block may require excavation, retaining walls, or split-level design, all of which cost more than building on flat land.
  • Access to Services
    If your block is in a newer estate or rural area, connecting power, water, sewer, and stormwater could require additional work.
  • Bushfire or Flood Zones
    Building in a BAL (Bushfire Attack Level) or flood zone will need specific compliance measures, driving up costs.
  • Rock Excavation
    Large rock found during site works can require specialised removal equipment, which can add thousands.
